Sales

We provide a full estate agency service for sellers and buyers across Kent, including property valuations, marketing, viewings, offer negotiation, and liaison with solicitors through to completion.

Lettings

We offer three levels of lettings service, so landlords can choose the level of involvement that suits them:

  • Tenant Introduction Only: we market the property, find a suitable tenant, carry out referencing, and arrange the tenancy agreement. Day-to-day management remains with the landlord.

  • Part Managed Service: in addition to tenant introduction, we handle rent collection and ongoing tenant liaison. The landlord remains responsible for arranging repairs and maintenance.

  • Fully Managed Service: we handle the tenancy from start to finish, including rent collection, routine inspections, and arranging repairs and maintenance on the landlord's behalf, in line with our management agreement.

Property Management

For landlords on our Fully Managed service, we act in the landlord's best interests in arranging necessary repairs and maintenance. Where urgent repairs are required to protect the property or to comply with legal obligations, we may authorise works exceeding the landlord's agreed limit without prior consent. Contractors are instructed as agents of the landlord, and the landlord remains responsible for the cost of works carried out.

Rent-to-Rent

Maintenance Services

We arrange and oversee maintenance and repair works for managed properties, instructing trusted contractors on the landlord's behalf and ensuring works are completed to a good standard.

Renovations and Building Work

We project-manage renovation and refurbishment works for landlords and homeowners, from initial scoping through to completion, working with vetted contractors.
 

Material Information

We aim to ensure that property particulars include relevant material information to help buyers make an informed decision, including, where applicable: tenure, council tax band, asking price, property type, utilities, parking arrangements, any known rights or restrictions affecting the property, flood risk, accessibility features, and, for leasehold properties, lease length, service charge and ground rent information.
